What Landlords Need Before Marketing a Property


When you decide to let out a property, it can be tempting to upload photos to portals straight away. However, taking a property to market without proper preparation can result in costly delays, lost rent, or even legal compliance penalties.  

Whether you plan to self-manage or partner with a letting agency, having these essentials ready before launch will ensure a seamless onboarding process.

1. Valid Safety Certificates

Before any marketing material goes live or prospective tenants walk through the door, key documentation must be in place:  

  • Energy Performance Certificate (EPC): Must have a minimum rating of E.  

  • Gas Safety Certificate (CP12): Required annually for properties with gas appliances.  

  • Electrical Installation Condition Report (EICR): Mandatory safety inspection carried out every 5 years.  

Pro Tip: Missing compliance documents can prevent you from serving valid legal notices down the line. Ensure all certificates are valid and recorded before taking photography.  

2. Professional Photography & High-Quality Floor Plans

First impressions happen in seconds. Standard smartphone photos rarely capture light or space effectively. Investing in professional photography, alongside a clear 2D or 3D floor plan, significantly increases viewings and attracts high-calibre applicants who take pride in where they live.

3. Standardised Tenant Criteria

To avoid discrimination and streamline applicant vetting, establish your criteria beforehand:

  • Affordability ratios (e.g., household income equal to 2.5x to 3x the annual rent).

  • Employment background checks and reference requirements.  

  • Move-in timelines.

4. Clear Service Selection

How much hands-on involvement do you actually want? Decide early if you require a Let Only service to find and vet tenants, or if you prefer the peace of mind offered by Full Management or Guaranteed Rent.
