The fee is earned when an accepted applicant enters into a binding tenancy and is normally deducted from the first month's rent.

Major Works charges apply only to projects over £1,500 that require meaningful coordination, such as multiple contractors or quotations, scheduling, progress monitoring or refurbishment oversight. Related invoices are treated as one project.
