Letting a property in London means meeting a range of statutory obligations. We help you stay on top of every requirement — and Full Management can include reminders, contractor arrangement, documentation, inspections and compliance tracking.
Gas Safety
A valid Gas Safety Certificate (CP12) is required before a tenancy begins and must be renewed annually by a Gas Safe registered engineer.
We arrange annual gas safety inspections and keep records on file for every managed property.
EICR
An Electrical Installation Condition Report must be carried out every five years and before a new tenancy, conducted by a qualified electrician.
Full Management includes EICR scheduling, remedial work coordination and certificate storage.
EPC / MEES
Properties must have a minimum EPC rating of E before letting. The Minimum Energy Efficiency Standards (MEES) set the legal baseline.
We advise on EPC validity and coordinate improvement works where ratings fall below threshold.
Deposit Protection
The tenant depsoit is collected and secured in a govenment approved scheme. We can also assist with disputes and claims

Property Licensing
Many London boroughs require additional or selective licensing for HMOs and certain rental properties. Requirements vary by council.

Right to Rent

Right to Rent checks are conducted and recorded as part of our referencing process.
