Keeping up with landlord legislation can feel like hitting a moving target. Missing key safety checks or failing to serve prescribed documentation can lead to severe financial penalties or prevent you from recovering your property.  

Use this practical checklist to verify your property meets essential legal standards:  

Safety & Testing Requirements

• Gas Safety Check: Annual inspection completed by a Gas Safe engineer for all gas appliances and flues.  

• Electrical Safety (EICR): Inspection carried out every 5 years by a qualified electrician.  

• Smoke & Carbon Monoxide Alarms: Working smoke alarm installed on every floor with living space; CO alarms fitted in rooms containing solid fuel or gas burning appliances.  

• Legionella Risk Assessment: Risk assessment conducted on hot and cold water systems to ensure safe water flow.  

Legal Documentation & Prescribed Information

• Energy Performance Certificate (EPC): Valid certificate provided to the tenant (Rating E or higher).  

• Tenancy Deposit Scheme (TDS): Deposit protected in an approved scheme within 30 days of receipt, and Prescribed Information served to the tenant.  

• Government 'How to Rent' Guide: Latest version of the official guide provided at the start of the tenancy.  

• Right to Rent Verification: ID and immigration checks completed for all adult occupiers prior to move-in.
