Do you collect rent each month?

Yes. As part of our Full Management service, we collect the rent from your tenant and transfer cleared funds to your nominated bank account, less our management fee and any authorised costs. You’ll also receive a monthly statement

Do you manage repairs?

Yes. Yes. We act as the tenant’s first point of contact and coordinate repairs and maintenance using suitably qualified and insured contractors. Routine repairs can be dealt with within the agreed authorisation limit, while larger works are referred to you for approval.

Can I still approve the tenant?

Yes. You remain involved in the final decision. We carry out viewings, referencing, affordability checks and Right to Rent checks, and negotiate offers subject to your approval.

Do you provide statements?

Yes. We provide monthly rental statements, giving you a clear record of rent received, fees and authorised costs. An annual rental summary can also be provided on request

Do you carry out inspections?

Yes. Under Full Management, we normally carry out a visual property inspection every six months and report our observations back to you. These inspections are designed to monitor the general condition of the property and are not structural surveys.

Is Full Management the right option for me?

Full Management is ideal if you want a more hands-off approach to being a landlord. We take care of rent collection, tenant communication, repairs and maintenance coordination, inspections and ongoing tenancy administration, giving you one point of contact throughout the tenancy.

Do you deal with tenant queries directly?

Accepted Answer

Yes. With Full Management, Lettings Riviera becomes the tenant’s primary point of contact for matters relating to their tenancy, including routine questions, maintenance issues and complaints.

Do you handle arrears?

Yes. If rent becomes overdue, we contact the tenant promptly and pursue payment through telephone, email and written reminders. If legal proceedings become necessary, we can provide the relevant documentation to your appointed solicitor, but we do not conduct the legal proceedings ourselves.

Do you arrange compliance documents?

Yes. We can arrange key property compliance services including Gas Safety Certificates, EICRs and EPCs for an additional fee. Under our managed service, we also help keep track of ongoing compliance requirements, while the landlord remains responsible for ensuring the property meets its legal obligations.

Do you only advise on London property?

Our core focus is London. We manage properties across the capital and provide local rental advice, tenant management and ongoing property management throughout London.

Can you help if I have already found a property?

Accepted Answer

Yes. If you are considering purchasing a property you have already identified, we can help assess its likely rental value, local rental demand and the most suitable letting or management approach.

What happens if there is an emergency at the property?

Accepted Answer

Where there is an urgent risk to the tenant, property or essential services, we can arrange appropriate emergency action and notify you as soon as reasonably possible.

Question 13

Do you manage the tenancy deposit?

Accepted Answer

Yes. Where we are instructed to protect the deposit, we register it with a government-approved tenancy deposit scheme and issue the required prescribed information.

What happens at the end of the tenancy?

We can arrange the check-out report, review the condition of the property and help propose appropriate deposit deductions where supported by evidence, before preparing the property for the next tenancy.

Can you manage a property if I live overseas?

Yes. Full Management is particularly suitable for overseas or hands-off landlords because we act as the tenant's main point of contact and oversee rent collection, maintenance and day-to-day management on your behalf.

Will I still know what is happening with my property?

Yes. Full Management is designed to remove the day-to-day workload without removing your oversight. We provide rental statements, inspection updates and contact you regarding significant repairs, decisions or issues requiring your approval.

Can you manage more than one property for me?

Yes. We work with both individual and portfolio landlords. Reduced Rent Collection and Full Management rates are available where you instruct us on two or more properties.
